T3's Role
T3 — The True Thailand is an independent information platform. It does not represent, partner with or speak for the Thailand Board of Investment, OSOS or TIESC, and this page does not imply any endorsement of T3 by BOI.
OSOS and TIESC — How They Relate
The One Start One Stop Investment Center (OSOS) is a Board of Investment (BOI) service that began operating in November 2009, bringing together staff from investment-related government agencies at a single Bangkok location so investors do not need to visit each agency separately. Since the Thailand Investment and Expat Services Center (TIESC) opened on 17 March 2025, OSOS's in-person services operate from the same One Bangkok location as TIESC, alongside Immigration Bureau and Department of Employment counters. T3 exposes OSOS's published services to investors without implying that OSOS itself issues approvals — each participating agency still makes its own decisions.

38 Agencies, One Location

Free of Charge
OSOS states on its own website that all services it provides to investors are free of charge.
How OSOS Helps
Six stages, from first contact to ongoing aftercare. OSOS coordinates access to the relevant agencies — it does not itself make approval decisions.
1One Point of Contact, Many Agencies
Instead of visiting agencies individually across Bangkok, investors reach OSOS by email, telephone, in person or online, and OSOS coordinates the relevant officers for a single consultation.

2Setting Up the Business
Guidance on registering a company, acquiring a foreign business license, and related procedures — one of 16 published "Setting Up Business" topics ranging from registration to taxes and contracts.

3Site Selection
OSOS arranges site visits by coordinating with the Industrial Estate Authority of Thailand — investors send their location requirements and receive a shortlist of potential sites and a site-visit programme.

4Visa & Work Permit
The One Stop Service Center for Visas and Work Permits sits alongside OSOS at the same location, along with the Smart Visa Unit and Strategic Talent Center, for foreign personnel connected to an investment.

5Aftercare & Ongoing Support
OSOS remains a single point of contact after setup — for further consultation, recruiting and labour questions, tax matters, contract enforcement and other issues that arise as a business operates in Thailand.

6Visit or Contact OSOS
OSOS is located on the 7th Floor, PARADE Zone, One Bangkok — the same building as TIESC. Reach OSOS by phone, email or its enquiry form to arrange a consultation before visiting.

Today, OSOS's in-person services operate from that same One Bangkok location alongside TIESC's other counters.
OSOS's own website states that all services it provides to investors are free of charge. Confirm current terms directly with OSOS if a specific service is unclear.
No. OSOS provides information, consultation and facilitation — it coordinates access to the agencies that make decisions, but each participating agency (BOI, Immigration Bureau, Department of Employment and others) makes its own determination.
Email osos@boi.go.th, call +66 2209 1100, or use the official enquiry form. OSOS will arrange for the relevant officers to join a consultation, and can arrange Chinese or Japanese interpretation on request.
